A need for public open space provided the impetus for this master plan for a 1.8M sf mixed-use development to revitalize a municipal parking lot in the heart of downtown Flushing in Queens, New York. The program includes 600 condominiums, retail, commercial space, medical office space, YMCA, and multi-level underground parking garage for 1,600 vehicles (replacing the existing surface-level parking while accommodating new uses). The new 1.5-acre town square provides public gathering and event spaces and enhances pedestrian circulation with access from nearby mass transit.

The vision for the development includes four buildings organized around a central elliptical green comprising lawn, plazas, gardens, and water features. The massing of the buildings minimizes shadow conditions on key paths and open spaces, reinforcing the creation of an urban destination and place to congregate.

As a reflection of the existing land use patterns adjacent to the site, the development complements the existing street-facing conditions through a thoughtful mix of street-level retail and commercial development. As a benchmark of design excellence in urban design and sustainable architecture, the development will pursue a LEED Silver Certification.
