Perkins Eastman was hired to develop and implement workplace and design strategies for Boehringer Ingelheim Pharmaceutical’s (BIPI) 300,000 sf expansion. Perkins Eastman is currently developing a strategic master plan for the corporate office component of their campus to provide a real estate analysis for current leased and owner facilities and to incorporate free address concepts for their “workplace of the future.”

The overall goal of the project was to reduce the leased space via mobile worker and workplace of the future planning solutions, thus driving down long-term real estate costs, enhancing collaboration, and accelerating drug-to-market timelines. Various strategies were utilized for this campus reposition that included the benchmarking of headcounts vis-à-vis locations, densities, and workplace settings; identifying opportunities by restacking, relocating, and re-capturing space including mobile worker space; and development of alternative environments that offer a variety of work settings attuned to “the office of the future.”

The new conceptual workplace typology is aligned with the business direction of BIPI and supports the specific departmental needs for space and overall real estate goals. A cost study was also included to address the construction cost, including furniture and professional fees, and to quantify real estate savings generated over periods of one, five, and ten years.

In summation, the new workplace creates synergies between the various business entities to foster collaboration and speed to the market, while reducing long-term operating costs.
