The Aventiene development is a transit-oriented community of distinct neighborhoods interconnected by parks, woodlands, and walkable streets in close proximity to a state-of-the-art high school, high-quality retail, and a Light Rail station. Strategically located along Interstate I-270 and the Corridor City Transit way (CCT) alignment in Gaithersburg, Maryland, this 180-acre development will be the most dense that the City has ever built while still offering a quality of life comparable to landmark developments.

Parks and other open spaces constitute more than 30% of the land area and are sited to encourage easy resident access. The development’s four distinct neighborhoods respond to the site’s natural surroundings and proximity to major transportation and other social infrastructure: two high-density neighborhoods will be built around important retail and transit, while the other two provide varied housing options, 10% of which will include affordable housing. Ultimately, approximately half of the population will live within two blocks of the transit station and more than 70% will live within walking distance. The project received a National AIA Honor Award for Regional and Urban Design and was recognized by the Smart Growth Alliance for its demonstration of smart growth principles.
