Part of The Wharf’s landmark redevelopment of DC’s Southwest waterfront, The Channel Apartments is its most complex mixed-use building. The project features The Anthem—a 6,500-seat live music venue—ground-floor retail, and two 12-story residential towers with 500 apartments that target the millennial market. Design challenges addressed pedestrian and vehicular access, acoustics, structural bay spacing, and security.
The residential component offers a mix of one- and two-bedroom apartments along with the District’s first micro-units that range from 300 to 350 square feet. These micro-units maximize functionality with built-in furniture, small appliances, wall beds, and large windows, with some units featuring French balconies to enhance light and a sense of openness.
The design blends an industrial wharf aesthetic with the modern comfort today’s renters expect, offering a unique residential experience that honors the site’s history. Amenities include personal gardens, a communal lawn, and thoughtfully designed interiors that maximize space and flexibility.
Floor-to-ceiling windows provide abundant natural light and striking views, while sustainable features such as LED lighting and recycled materials enhance the indoor environmental quality, contributing to a healthier, more connected urban lifestyle.
